Responsible for: Maintenance issues on a day-to-day basis for multiple commercial buildings. Maintains grounds in designated properties. This job is classified as safety sensitive.
KEY RESPONSIBILITIES/ESSENTIAL FUNCTIONS
Property maintenance and upkeep
Grounds upkeep that includes outside trash receptacles, inside trash receptacles, dumpster areas, and cement
HVAC filters
Plumbing fixtures
Electrical fixtures
Roof, windows
Christmas lights and Christmas tree management
Attend tenant meetings as needed
Assist with set up and tear down as required for events.
Must be willing to arrange workday around for special events, sometimes requiring nights and weekends.
Able to e-mail, text, and follow a Microsoft outlook calendar.
Coordinating with the Facilities Superintendent to implement a valve exercising program for all valves.
Perform quarterly inspections, preventative and routine maintenance on all buildings.
Perform routine maintenance on equipment, such as inspecting motors or belts, checking fluid levels, replacing filters, or doing other preventative maintenance actions.
Repair machines, equipment, or structures, using tools such as hammers, saws, drills, wrenches, or equipment such as precision measuring instruments or electrical or electronic testing devices.
Diagnose mechanical problems and determine how to correct them.
Perform daily job duties which involve the use of mowers, tractors, chainsaws, and other related equipment as needed to maintain the designated buildings and grounds areas.
Responsible for maintaining tools and equipment in a clean and organized area to ensure easy accessibility to all maintenance staff.
Ability to read blueprints and area maps to locate waste and water lines. Coordinate with OKIE dig as needed.
Perform maintenance and repair of water and sewer lines. Install new lines when needed.
Ability to operate 15-foot batwing Mower in designated areas. Spray weeds, grass, and brush where required.
Provide maintenance support to Wastewater Plant and Water Treatment Plant when needed.
Performs weekly inspections, preventative and routine maintenance on all lift stations.
On call to respond to emergencies.
Other duties as assigned by the Executive Director or Facilities Superintendent.
Candidate Qualifications/Profile Education –
High School Diploma
Valid Class D Waterworks Operator and Wastewater Works Operator License from DEQ.
Valid Class D OK driver license.
Experience – Prefer a 5-year minimum experience in maintenance type job.
Knowledge of machines and tools, including their designs, uses, repairs, and maintenance.
Prefer experience with operation of tractors, backhoes, bobcats, etc.
Personal Characteristics/Proficiencies
Attention to Detail – Requires being thorough and concise about details in completing work tasks.
Physical duties – Must be able to lift fifty pounds and work in confined areas in various weather conditions.
Dependability – Requires being reliable, responsible, and dependable. Requires on call duties when emergency situations arise after hours and on weekends.
Initiative – Willingness to take on responsibilities and challenges.
Critical Thinking – Using logic to determine causes of operating errors and determine the next steps to take.
Safety– Exhibits safety practices to staff while operating machinery and performing tasks.
This is a full-time position with benefits.Schedule: Monday - Friday 7:00am - 3:30pm with call outs on evenings and weekends, but overtime is rare.Pay Rate: $18-$20 DOE
